Bee Cave Market Report: 78738 Holds Double-Digit Gains While Austin Slips

The 78738 median sale price was $976,777 over the three months ending August 2026, up 13.3% year over year, while the Austin metro median fell 6.4%. Sales rose 9.2% and homes sold 11 days faster than a year ago, though slower than in spring.

New measure, not a new price

July's $950,000 was a single-month Unlock MLS figure; this report uses Redfin's three-month median because that series stopped updating.

Faster than last year, slower than spring

Median days on market was 69 versus 80 a year earlier, up from the 48-day spring window cited in July.

Sales volume up 9.2%

215 homes sold in 78738 over the three months ending August 2026, and sale-to-list reached 97.3%.

Travis County at 5.1 months supply

County inventory is down 0.8 months year over year but up from 4.7 months in June; ZIP-level supply is not published.

The 78738 median sale price was $976,777 over the three months ending August 2026, up 13.3% year over year, while the Austin metro median fell 6.4% to $412,000. Travis County also fell 6.4%, to $489,000, per Unlock MLS. Bee Cave's ZIP is moving against the wider market, not with it.

A note on the numbers before comparing to July. Our July report used a single-month Unlock MLS median of $950,000 for June, published by Community Impact. That series has not been updated since, so this report uses Redfin's rolling three-month figure instead. The gap between $950,000 and $976,777 is a change of measure, not a $27,000 price move. What carries over is the direction: both measures show the ZIP up double digits year over year.

July's thesis mostly holds. In July we argued that price and volume were rising together. They still are: 215 homes sold in the June through August window, up 9.2%, and sale-to-list reached 97.3%, up 0.8 points. Price drops touched 40.2% of listings, down 8.7 points from a year ago.

The shift is pace. Median days on market was 69, still 11 days faster than the 80 of a year earlier, but slower than the 48-day median in the spring window we cited in July. Homes are selling faster than last year, not faster than last spring. Price per square foot rose 5.8% to $284, a smaller gain than the 8.1% we reported in July, which suggests part of the median's strength reflects larger homes closing.

Supply loosened slightly at the county level. Travis County sat at 5.1 months of inventory in August, down 0.8 months from a year earlier but up from the 4.7 months we cited for June. ZIP-level supply is not published. Redfin showed 301 active listings in 78738 on September 28, versus roughly 335 we counted in late July, with about 46% asking over $1 million.

What this means practically. Sellers are pricing into a ZIP that is still gaining while the metro is not, but longer marketing times than spring mean a list price needs to be right on day one. Buyers have the most choice above $1 million.
