The headline: Lost Creek prices eased, but homes sold much faster. Over the three months ending August 2026, the median sale price in Lost Creek was $1,349,107, down 8.8% from the same period a year earlier, according to Redfin. At the same time, the median home sold after 56 days on market, compared with 88 days a year ago.

Price per square foot tells a steadier story. The median price per square foot rose 1.3% year over year to $549. A lower median sale price alongside a slightly higher price per square foot suggests the mix of homes that sold shifted toward smaller homes, rather than values falling across the board.

Sellers are getting closer to asking. Homes sold at 98.4% of list price, up 2.6 percentage points from a year earlier. That is still below list on average, so pricing correctly at launch matters.

Volume is thin, so read the numbers with care. Five homes sold in Lost Creek in August 2026, down from seven in August 2025. With this few sales, one large or small closing can swing the median.

What is on the market. On September 28, 2026, Redfin showed 31 homes plus one early-access listing on its Lost Creek page. Individual home listings ranged from $670,000 to $5,399,000, and roughly four in ten were priced between $1.5 million and $2.5 million.

What it means if you are buying. A lower median and a sale-to-list ratio below 100% leave room to negotiate, but faster sales mean well-priced homes do not sit long.

What it means if you are selling. Buyers are paying close to asking and moving faster than last year. Pricing against recent comparable Lost Creek sales, rather than the wider 78746 median, is the starting point.
