The Hills Market Report: Prices Edge Up 1.7% While the Austin Metro Slips

For the three months ending August 2026, the median sale price in The Hills rose 1.7% year over year to $988,346, while the Austin metro median fell 6.4%. Homes sold after a median 69 days, and sale-to-list rose to 97.0%.

The short answer: prices in The Hills held up through summer 2026 even as the wider Austin market softened.

Over the rolling three months ending August 2026, the median sale price in the Village of The Hills was $988,346, up 1.7% from the same period a year earlier, according to Redfin. Median price per square foot was $329, flat year over year. For contrast, Unlock MLS reported the Austin-Round Rock-San Marcos median close price fell 6.4% year over year in August 2026 to $412,000, with metro sales down 7.3%.

Pace is steady. Homes in The Hills sold after a median 69 days, compared with 71 a year earlier. Redfin scores the village somewhat competitive at 49 out of 100, with typical homes going pending in around 55 days and selling about 3% below list, while hot homes go pending in around 29 days.

Buyers paid closer to asking. The sale-to-list ratio rose 1.2 points to 97.0%, and 8.7% of homes sold above list price, up 3.4 points. There were 24 sales in the window, which Redfin puts at 24.2% more than a year earlier.

Read the numbers with the sample size in mind. The Hills is a small, gated village, and 24 sales is a thin base. One or two high-end closings can move the median several percentage points in either direction, so a specific home's value is better judged from recent comparable sales on nearby streets.

Inventory is concentrated above $1 million. Redfin showed 17 active listings in The Hills on September 28, 2026, asking from $375,000 to $3,699,000. Eleven of them, about 65%, asked $1 million or more, with six between $1 million and $1.5 million and four between $1.5 million and $2 million. Four listings, including condos, asked under $750,000.

What to do with this. Sellers: The Hills has not tracked the metro's price decline, but a 69-day median means pricing to recent village comps matters more than pricing to 2025 headlines. Buyers: expect to negotiate modestly, since typical homes still sell a little under list.
