Median sold price down 12% YoY

78701 recorded a median sold price near $749K as of May 2026, down from about $851K a year earlier, with 313 properties active.

Downtown prices at $820 per foot

Downtown high-rise product cleared a median near $820 per square foot in Q1 2026, versus $348 citywide for Austin condos and townhomes in June 2026.

Six to nine months of supply

Downtown high-rise inventory sat at six to nine months with 60–80 days on market in Q1 2026, and more than 52% of active Austin condo listings had taken a price reduction.

Dues and taxes shape the payment

Standard high-rise HOA dues run $850–$1,800 monthly, median about $1,200, on top of a combined Austin tax rate near $2.07 per $100 of taxable value.

New supply and new parkland

Waterline at 98 Red River opens in late 2026 as Texas' tallest building, and Waterloo Greenway's 13-acre Confluence opened June 6, 2026.

Downtown Austin is a buyer's market right now, and the numbers aren't subtle. The 78701 median sold price landed at roughly $749K as of May 2026 — down about 12% year over year — while 313 properties sat active and 210 changed hands over the trailing twelve months.

Price per square foot is where downtown separates from the rest of Austin. Downtown high-rise product cleared a median near $820 per square foot in Q1 2026, against $348 citywide for condos and townhomes in June 2026. That gap is the whole story of this ZIP code: you are buying elevation, view corridor, and building services, not land.

Inventory has room to move. Downtown high-rise supply ran six to nine months in Q1 2026, with days on market in the 60–80 range. Across the broader Austin condo market, more than 52% of active listings had taken at least one price reduction. Citywide, the sold-to-list ratio held at 96.26% in June 2026, and the original-to-final price ratio at 91.82% — most of the concession happens before an offer ever arrives.

Carrying cost deserves as much attention as purchase price. Standard downtown high-rise HOA dues run $850–$1,800 monthly with a median near $1,200; luxury towers such as the Austonian run $1,500–$3,000 or more. Layer on a combined property tax rate near $2.07 per $100 of taxable value, and dues plus taxes on a $749K residence can exceed $2,500 a month before any mortgage payment.

What's arriving matters too. Waterline at 98 Red River — 1,025 feet, 74 floors, the tallest building in Texas — is scheduled to open in late 2026 with a 251-room hotel, 352 apartments, and 24,000 square feet of retail. Waterloo Greenway's Confluence opened June 6, 2026, adding 13 acres along Waller Creek between 4th Street and Lady Bird Lake.

Working this market takes building-level fluency. Downtown is one of the areas the practice names, alongside Westlake, Lakeway, southwest Austin, and the Lake Travis areas. The approach is lifestyle-first: match the building and sub-district to how you want to live, then negotiate on the numbers.
