— Common Questions

Questions People Ask Most About Downtown Austin

What does a condo in downtown Austin actually cost right now?

Downtown Austin condos are trading around $749K median sold price in the 78701 ZIP, with high-rise price per square foot near $820 in the first quarter of 2026. Studios and one-bedrooms generally run $350K to $620K; two-bedrooms and larger run $650K to $1.5M.

How much are HOA fees in a downtown Austin high-rise?

Budget $850 to $1,800 a month for a standard downtown high-rise unit, with a median near $1,200. Luxury towers like the Austonian run $1,500 to $3,000 or more. Dues typically cover concierge, amenities, common-area insurance, and building reserves, so compare what's included before comparing numbers.

What are property taxes on a downtown Austin condo?

Expect roughly $2.05 to $2.07 per $100 of taxable value inside Austin city limits and Austin ISD for tax year 2025. That combines Austin ISD ($0.9252), City of Austin ($0.5240), Travis County ($0.3758), ACC, and Central Health. On a $749K condo that's about $15,000 annually before exemptions.

Is downtown Austin a buyer's or seller's market in 2026?

It's a buyer's market. Downtown high-rise inventory sat at six to nine months of supply in early 2026, and 78701's median sold price fell about 12% year over year. More than half of active Austin condo listings have taken at least one price reduction, so negotiation room is real.

How long does it take to sell a downtown Austin condo?

Plan on 60 to 80 days for downtown high-rise units in early 2026, and longer for anything priced against the building's own comps. Citywide Austin condos ran a 52-day median in June 2026 with a 96.26% sold-to-list ratio. Pricing accuracy at listing matters more than time.

Which buildings make up the downtown Austin condo market?

The 78701 condo stock centers on The Independent, the Austonian, Four Seasons Residences, 44 East Ave, Natiivo, and 70 Rainey, plus Seaholm-district buildings. Sub-districts differ: Rainey Street, Seaholm, the Market District, and the Lady Bird Lake frontage each price differently even within the same ZIP code.
