Median list price $724K, down 2.9%

Realtor.com's June 2026 78701 median list price was 6.5% below May's $774K and 2.9% below June 2025.

A new yardstick this month

June's report led with a May sold-price median from RealtyTrac; this one uses Realtor.com asking prices, so the headlines are not directly comparable.

81 days on market, up from 72

The median 78701 listing sat 81 days in June, while pending listings rose to 36 from 25 in May.

Condo value index near $621K

Zillow's 78701 condo index fell 3.7% year over year in June 2026.

Citywide supply near 9.8 months

Austin condos carried 9.79 months of inventory in June, which the June condo report calls a buyer's market.

Downtown asking prices eased in June, and the market still favors buyers. Realtor.com put the 78701 median list price at $724K in June 2026, down 2.9% year over year and 6.5% below May's $774K. The median list price per square foot was $763, down 10.0% from a year earlier.

What changed since the last report. The June report led with RealtyTrac's $749K median sold price for May, down about 12% year over year. This report uses Realtor.com's monthly listing data because it states a figure for June itself. It measures asking prices rather than closed sales, so the two headline numbers are not directly comparable. Both point the same way: downtown pricing is softer than a year ago.

Listings are taking longer. The median 78701 listing spent 81 days on market in June, up from 72 in May and 7.3% longer than June 2025. Active listings slipped to 242 from 247 in May, down 6.7% year over year, while pending listings rose to 36 from 25. About 17% of listings took a price cut during the month.

Values drifted lower. Zillow's condo value index for 78701 stood near $621K in June, down 3.7% from a year earlier and about 1.2% below May.

The citywide backdrop. Austin condos and townhomes carried 9.79 months of inventory in June, down 10.3% year over year, and closed at 96.26% of list price on average. The June condo report calls that a buyer's market, though a softening one, with pending contracts up 48.5% from June 2025.

Carrying costs matter as much as price. A Q1 2026 report put the median downtown high-rise HOA near $1,200 a month, and the combined Austin tax rate for tax year 2025 was about $2.07 per $100 of value.

New parkland. Waterloo Greenway's Confluence opened June 6, 2026, adding 13 acres along Waller Creek between 4th Street and Lady Bird Lake.
