Downtown Austin Condo Market Report: August 2026

Realtor.com put the 78701 median list price at $662K in July 2026, down 10.5% year over year, with listings taking a median 94 days. Citywide condo supply above 10 months keeps buyers in control heading into fall.

Realtor.com's July 2026 78701 median list price fell 8.5% from June's $724K.

94 days on market, up from 81

Fewer new listings

New 78701 listings fell to 20 in July from 48 in June, and active listings slipped to 224.

Condo value index near $618K

Zillow's 78701 condo index was down 3.3% year over year, a much smaller move than asking prices.

Citywide supply above 10 months

Austin condos carried 10.21 months of inventory in July, which the July condo report calls a buyer's market.

Downtown asking prices fell again in July, and buyers kept the upper hand. Realtor.com put the 78701 median list price at $662K in July 2026, down 10.5% year over year and 8.5% below June's $724K. The median list price per square foot was $741, down 12.7% from a year earlier.

Last month's call holds, with more room to negotiate. The July report described a market leaning toward buyers. July's numbers extend that: listings took a median 94 days, up from 81 in June and 4.5% longer than July 2025. Active listings fell to 224 from 242, down 9.3% year over year, but new listings dropped to 20 from 48, so the slide in inventory reflects fewer sellers listing rather than faster sales. Pending listings slipped to 28 from 36.

A caution on the data. Realtor.com flags its July 78701 row for data quality, and it measures asking prices, not closed sales. No dated July sold median for 78701 was published, and few units close downtown in any one month. Read the listing data as direction, not precision.

Values held roughly steady. Zillow's condo value index for 78701 was near $618K in July, down 3.3% from a year earlier and about 0.4% below June, a far smaller move than asking prices.

The citywide backdrop. Austin condos and townhomes carried 10.21 months of inventory in July, down from 10.46 in June, with a median 67 days on market. Sellers received 91.72% of original list price on average, and the July condo report says buyers hold meaningful leverage heading into fall.

Carrying costs still shape the payment. A Q1 2026 report put the median downtown high-rise HOA near $1,200 a month, and the combined Austin tax rate for tax year 2025 was about $2.07 per $100 of value.
