Horseshoe Bay's typical home value slipped to about $706K in July 2026, down 4.3% year over year, while the median listing sat 97 days and 17.1% of listings took price cuts. Lake LBJ held at 97.3% full as Lake Travis rose to 100%.

Short answer: buyers held the leverage in Horseshoe Bay in July 2026, and values kept drifting lower. Zillow's typical home value for the city was about $706K at the end of July, down 4.3% year over year. The median list price in ZIP 78657 was about $753K, down 1.8%, per Realtor.com.

Listings moved a little faster than a year ago, but not fast. The median Horseshoe Bay listing spent 97 days on market in July, about 12.3% fewer than in July 2025. Of 444 active listings, 17.1% had taken a price cut, up 0.4 points from a year earlier.

New supply picked up. 58 new listings came to market in the ZIP in July, up 26.1% year over year, while total active inventory was down 1.1%.

Countywide sales were busier, at lower prices. Across Llano County, 59 homes closed through the MLS in July, up 20.4% from July 2025, at a median sale price of $370K, down 34.5%. The county had 14.9 months of inventory, per the Texas A&M Real Estate Research Center. These are county figures, not Horseshoe Bay alone, and a county median in a thin market can swing sharply with the mix of homes that close in a given month.

A note on continuity. Last month's report used Prop:Metrics and Texcella snapshots: a $639K median value, 72 days on market and about 20% of listings with price cuts. This report uses month-specific Realtor.com, Zillow and Texas A&M data for July, so the figures are not directly comparable. The thesis holds: buyers have room to negotiate.

The lake is still the steadiest number. Lake LBJ read 97.3% of its conservation pool on July 31, 2026, about 824.5 feet, against 97.8% a year earlier. Lake Travis, a storage reservoir, climbed from 85.5% to 100% full over the same month. On a constant-level lake the waterline in front of a dock stays predictable, and that is the structural difference for a waterfront shopper comparing the two lakes.

Read with care. Horseshoe Bay is a thin resort market, and a handful of large waterfront listings or closings can move a monthly median several percent.
